The increased rent is payable no earlier than 2 months after the notice or 12 months after the last rent increase for the premises, whichever is later. Lachlan’s unit is let for the first time, so its last increase is 1 November 2026 — and during the fixed term the rent cannot go up at all, because the agreement does not say by how much.

Priya saw nine units. This is the one. Part 1 of the agreement starts with the tenancy information — who lets, who rents, the address, what comes with it — item by item, numbered exactly as the Regulation numbers it.

Priya, and Lachlan, who lets his own unit.
Lessor and tenant — the Act’s words — named in full, with an address for service and a start date. Lachlan must give Priya the agreement, with the RTA’s Pocket guide for tenants, before he takes any money from her, a key deposit aside, or anything she signs to commit herself.

The rent — and the four weeks.
$650 a week. And the rental bond: watch it stack, one week at a time. Four weeks’ rent is the legal ceiling, whatever the bond is called — and Lachlan pays it to the Residential Tenancies Authority within 10 days of receiving it.

Clause 10: two months’ notice, twelve months apart.
Rent goes up only by written notice, no sooner than 2 months after the notice and 12 months after the last increase — and the 12 months belong to the premises, not the tenancy. During a fixed term it cannot go up at all unless the agreement says by how much. So: twice.

The entry condition report is the shield.
Every mark, every stain, every meter reading — into the entry condition report (Form 1a), with photos, and the smoke alarms tested and cleaned in the 30 days before. Priya has 7 days to mark what she disagrees with and sign it back.
6 / 6 — THE KEYS
Three keys. Welcome home.
Two signatures, three keys, one properly documented unit. The agreement goes in a drawer and — if clause 10 was read twice and the report was thorough — stays there, boring, for as long as Priya lives there. Exactly as it should.
